How to be a Good Landlord

Perhaps you inherited property or purchased property as a new investment and now you are contemplating becoming a landlord. If you decide to rent an extra piece of property, you should know some ground rules. In this months article, 'How to be a Good Landlord,' we will discuss some of the basics that every landlord should know. We will discuss what it takes to be a landlord, what makes a good rental property, what are your responsibilities as a landlord, how to advertise your property, how to avoid legal pitfalls and how to evict a tenant if the relationship deteriorates. Overall, this is a short list, hopefully it will help you start with a little more direction and know-how.

Do you have what it takes to be a landlord?

The decision to become a landlord should not be taken lightly. Contrary to popular belief, this is not the type of job where you just sit back and watch the cash flow in. Regardless of the challenges, more than half of landlords are self-employed. Doing it yourself will mean you take on the responsibilities of a small business owner. You need to have great communication skills. You will be working with all types of people; sometimes even the difficult ones. Being an effective communicator in person and in writing is vital. You are an accountant. This includes everything from rent payments and deposits to repair and maintenance costs. You are a manager. You may have staff to train and watch over. Their professional behavior reflects upon you and your property. If they are inconsistent with your policies they can damage your business or even get you into legal trouble. You may also need to contract repair or maintenance jobs you cannot complete on your own. You will need to project manage these items through to completion. You are a marketing director. Getting your place advertised and your units filled is an ongoing challenge. Advertising also includes many legal regulations that you should know (more on this below). Your knowledge of this business should also include legal knowledge. Consulting a lawyer is recommended for anyone starting as a landlord, especially since every state has specialized landlord/tenant laws. But in addition to this, you will be responsible in making sure any staff or contractors you use also know the laws when working with tenants. You should be dedicated and patient. Being a landlord is a tough road to start. You should be prepared for hard work with a slow, trickle-in type of income, especially at the beginning. On average, a landlord should only expect about a 10% profit annually. The rest of the monies will be recycled into items such as mortgage payments, taxes, repairs, management costs, insurance, advertising and a rainy day fund (to name a few). There are tax breaks available to landlords, however, these are not enough to turn your profit margins sky-high. These qualities listed above will help you become a great landlord.

Perhaps there is a trait above that gives you pause. "I really don't want to manage all the accounting." or "I don't want to live onsite or nearby." All is not lost. You can hire a property manager. Doing so will cost you about 10%/month of any monies the property takes in. However, it can be a wonderful way to manage your business. When looking for a project manager, treat it like any other contracted service. Perform rigorous interviews, check references and make sure you have the same ideas about responsibilities of each party. Find out if they are insured, if they already have working contracts with maintenance and repair companies, and if they charge any extra fees for these contacts. Once you decide on a property manager, be certain to create a detailed contract covering all responsibilities. As with any of your other endeavors with your rental property, keep all your records and agreements in writing! Other professionals you may use to help manage your property include accountants, maintenance specialists, marketing directors and lawyers. Of course all of these will eat into your profit, but be honest with yourself and utilize these people when you need them. You can save yourself headaches down the road if you strengthen any weaknesses at the beginning.

What makes a good rental property?

When purchasing a rental property, there are some important questions to ask:

Do you have a enough for a down payment? Because rental property is viewed by lenders as a higher risk, you may be asked to put as much as 25-40% down on the property. Lenders calculate about 75% of your mortgage payment will come from renters. This leaves you with 25% to make up and even more if you cannot rent all the units. They may give you the option for a lower down payment at a higher interest rate. However, the higher interest rate may defeat any benefits.

Could you live on the property? If you use one of the units as your own residence this will help lower the risk factor for lenders. Lenders can offer a lower down payment and you can learn the ropes of being a landlord without being far from your investment.

Can you get the rent you need for the mortgage? Take a look at the neighborhood and compare the rental costs. Your rental rate needed to cover mortgage should not be too far above the market or you will lose your ability to rent units. - If you inherited or already own the property, you should consider if you can meet current mortgage payments. It may be more beneficial to sell the owned/inherited property and reinvest in another neighborhood.

Is the building up to code? Make sure to hire a home/building inspector before purchasing the property. Make sure the inspector is aware that you hope to rent the place as this may change some safety and code requirements. Take time to make yourself familiar with codes for your locality. This will help you ask better questions and understand any improvements you may need to make.

Is the property maintained? At first you may think it won't be a problem to repaint, re-roof, update the wiring and plumbing, etc. until your list becomes too long for the investment to be worthwhile. Again, hire a home inspector and make certain you know what needs repair and the estimated cost of repairs before you buy.

Is the property secure? Review reports on neighborhood safety. Check for ample lighting, especially at entrances and in parking areas. Make sure windows and doors are solid. Consider the cost to change all the locks and add window locks. Think about the security of your tenants in the property.

What are the responsibilities of a landlord?

Let's assume you are going to take on most of the business yourself and have found a wonderful property to rent. Now, what are some of the responsibilities you have as a landlord?

Tenant Screening: Your first interaction with possible tenants will be the background check that includes a financial review and calling references. Overall, you must perform background checks fairly. You should not do the check on one person and not on the other as this favoritism, or "trusting your gut feeling," is a disservice to all involved. You owe it to yourself, possible tenants and current tenants to perform fair background checks. For yourself, you can avoid headaches with tenants that don't pay the rent or have caused problems, such as costly repairs, in the past. For possible tenants, you may be providing that reality check - can they really afford your rental? For your current tenants, consistent background checks let them know you are looking after your investment giving them a sense of security. On average, working with an agency, this will cost you about $20 per check; an investment well worth the cost.

Clear, Consistent Communication: To avoid any misunderstandings, make sure all your interactions with tenants are clear.

  • HAVE A CONTRACT! Make sure you supply the tenant with a copy of the contract so they may reference it if any questions arise. Review the contract with a renewing tenant and discuss any questions they may have over the language or meaning.
  • Collect rent on a schedule. Keeping consistency with your tenants is imperative. If you are too lax one month, you may have a hard time collecting rent the next month. Or, if you are lax with one renter and not another you can create tension or even a legal issue.
  • Always provide written notice before entering a tenants space. This varies from state to state. However, for good business practice and common curtsey, let the tenant know when you need to enter the property they call home.
  • Use signs, flyers or other WRITTEN communication to inform tenants of policies and policy changes. Provide all tenants with copies and/or make clear postings around the complex.
  • Serve notices and warnings in writing. Verbal notices will not protect you if a situation deteriorates. Make certain to give your notices in writing and make yourself available for questions or discussion. Serving a notice and then disappearing from sight does not offer clear communication and can aggravate a situation!

Provide a Safe and Maintained Environment: Every landlord should offer tenants a living space that is up to code, safe for habitation and in working order. Even if you decide to contract out maintenance services, you should provide your tenants with repairs in a reasonable amount of time. Make good relationships with contractors that understand the nature of the work and are willing to come out after normal working hours. Save money for a rainy day so you can pay for emergency repairs when they arise. Maintaining the property will encourage tenants to take pride in their home and maintain their surroundings. Also, strive to make your tenants safe. You cannot control all conditions. However, changing locks, providing ample lighting for parking and having emergency procedures written and distributed are a few of the ways you can keep your tenants safe.

How do you advertise a rental property?

Advertising a rental property is important for getting units filled. Today you can use everything from word of mouth to online sites to advertise your property. In larger cities, you may even use "finding agencies" or real estate agents/brokers to advertise. When advertising your property, keep a clear list of amenities and useful services in the neighborhood. When composing your advertisement you must watch your wording as you cannot exclude any demographic. There are many federal laws/protections that regulate how you advertise your rental. The fair housing laws make it illegal "To make, print, or publish, or cause to be made, printed, or published any notice, statement, or advertisement, with respect to the sale or rental of a dwelling that indicates any preference, limitation, or discrimination based on race, color, religion, sex, handicap, familial status, or national origin, or an intention to make any such preference, limitation, or discrimination." (Source: U.S. Code Collection - Cornell University Law School). In addition to this clause, many states and cities may also prohibit discrimination based on marital status and sexual orientation. Most landlords have good intentions to rent to all qualified tenants. However, there are certain ways of wording advertisements which may be perceived as discriminatory. For this reason, you should carefully choose your wording when advertising your rental property. Avoid words and phrases such as: prefer, suitable for, ideal for, ethnic neighborhood [or other cultural identifiers]. For a good list, take a look at the Pennsylvanian Human Relations Commission's Reading Between the Lines: A guide for housing and commercial property advertisements as they include a list of terms to avoid. Another resource for examples is the Guidance Regarding Advertisements Under §804(c) of the Fair Housing Act by the US Department of Housing and Urban Development. Keep in mind this good rule of thumb: always describe property, never describe people.

What are some legal pitfalls to avoid?

There are a lot of legal concerns when renting out property. As we have seen, the law influences advertisements of rentals. In addition to this, you create a contract agreement with your tenants every time you rent. Therefore, it is important to have sound legal advice as a landlord. Establish a relationship with a lawyer who you may hire for any contract questions or possible representation. No one ever wants anything to get as far as a lawsuit. So here are some ways to avoid legal pitfalls in the first place:

  • Always perform background checks with every possible tenant.
  • Call tenant references.
  • Treat every tenant the same in process; never cut a corner for one tenant because of a "gut feeling" or personal relationship.
  • Keep all notices in writing. 
  • Keep all due dates consistent from month to month and from tenant to tenant. 
  • Always perform background checks on any staff.
  • Make certain all staff are trained. They should know what they can and cannot do for tenants. If they are handling rental paperwork or advertising, they should know fair housing laws.
  • If you contract out maintenance work, make certain they treat your tenants professionally. Although they don't work for you full time, they do represent you since you hired them.
  • Keep housing up to code and safe for living.
  • Investigate any complaints against your staff immediately.
  • If a situation arises, consult a lawyer. Know how to legally proceed before taking any action.

How do you evict a tenant?

Evicting a tenant is one thing all landlords would rather avoid. However, sometimes circumstances deteriorate and eviction is the only feasible solution. If you have tried open communication but cannot get the tenant to pay rent or obey rules of the property it may be time to start the eviction process. The rules behind evicting a tenant vary from state to state. It is therefore imperative you discuss your options with a lawyer. Indeed, for the best security, you may want to do the whole eviction process through your lawyer. Regardless of the ups and downs involved with evicting a tenant, make certain to always maintain a professional decorum. Do not allow personal emotions to collide as this can only lead to further legal issues. Keep all of you requests in writing. The first step to any eviction is to send a written notice for them to pay back rent, fix problem behavior or move out. For example, in some states you may send a Demand for Rent or Notice to Quit form to a tenant who is behind rent payments. Or you may send a Notice to Cure Breach of Lease to inform the tenant that they must fix behavior that is contrary to your rental agreement. A Notice Regarding Termination of Lease may be used in some states when there is no chance for reconciliation. For example, the tenant is involved in illegal activity on the premises such as drug trafficking. If problems have not be rectified after notices have been given, then a suit is filed against the tenant. Upon winning this, it is law enforcement personnel who deliver written notice when the tenant may remove their items from the premises. You should never remove a tenant's items yourself. Using the police will ensure that you cannot be accused of taking or damaging any of the tenant's property. Essentially, make certain to obtain legal advice, serve warning notices required by your state, keep all notices and communication in writing and use local law enforcement to help keep you protected from any accusations of unfairness.

When it comes to home improvement projects, visual examples can teach volumes. Thus enters home improvement television. These TV shows have been around for over two decades and recently there has been an increase in the number of these shows available. However, viewers be savvy, some of the new shows are more interested in entertainment than thorough craftsmanship. Loosely grouped, there are two styles of home improvement television: Classic - shows based on a model that details and examines craftsmanship and the tools craftsmen use; and Entertaining - shows that focus on the entertaining their audience with quick flashy project run-throughs that end in "before and after" snapshots. What follows is a quick review and guide to some popular home improvement television shows and their web sites. ________________________________ Contents: Introduction Part I: Professional Home Improvement Television - Web Site Summaries & Links Part II: Entertaining Home Improvement Television - Web Site Summaries & Links Conclusion & More Programs ________________________________ Part I: Classic Home Improvement Television The Classic home improvement television shows are based on a more traditional model of a television show that concentrates on craftsmanship and itemizes the details for many of the toughest home improvement projects. Viewers gain confidence that they can build the home they want or remodel that old home with personality. These educational programs are some of the longest running home improvement television shows; perhaps the classic model speaks for their longevity. The formula for these shows usually includes: knowledgeable host or hosts, experienced and professional crews, the best or the latest tools and/or materials and finally, a large project that spans over many episodes. This Old House is probably one of the most famous and longest running of the home improvement shows (this year is the show's 25th anniversary!). This program covers two major projects every year. During the larger projects, smaller projects are shown in detail and the latest tools and materials are examined. This Old House encourages homeowners to be creative and see the potential in their property. However, this program still utilizes the use of professional crews. This should not be lost on the viewer; if you are tackling a whole home makeover, it is best not to do it alone. Even the hosts of this show bring in outside experts to show them particular stages of the project. This Old House does demystify the renovation process and provides the homeowner with an inside look to what contractors, electricians, plumbers, and other building professionals do for various home improvement projects. This program gives the homeowner the confidence to hire and work with professional craftsmen on their dream home. Whereas This Old House examines home improvement on the larger scale, its recent counterpart, Ask This Old House, has the smaller do-it-yourself projects in mind. Most of the same crew from This Old House run this show as well: general contractor Tom Silva, plumbing and heating expert Richard Trethewey, and landscape contractor Roger Cook. Here they showcase their individual strengths and use the host of both shows, Kevin O'Connor, as their Guinea Pig and/or punch line. The jokes can be rather quirky and there a few groaners mixed in; however, the information that comes from this show is professional, thorough and easy to follow. The main scheme of the show is to answer questions that come from their viewers. They may answer questions in their studio or as a house call. The house call really illustrates how one may become a do-it-yourselfer as these gentlemen always make the homeowners get their hands dirty. Many times the homeowner does most of the project or completes it themselves after the foundation and technique are covered. This show also takes time to showcase the latest tools and materials. The short segment of 'What Is It?' challenges all the hosts to identify odd tools that can be used in home repair/improvement (enter the quirky jokes). Overall, this classic program gives homeowners a real thorough run-through on some common home repairs and improvements. Another show that uses the classic method approach to home improvement is Hometime. This show again tackles larger projects and showcases individual aspects of those projects. Viewers are encouraged to try home improvement projects but educate themselves first. Projects are covered in detail with tools and materials discussed. The techniques for completing the project are covered in detail as well. This serves to give the viewer a good knowledge base. There are only two aspects for viewers to keep in mind about this program. First, many of these projects work with a professional crew; however, the crew is not showcased. Instead the hosts spotlight most of the projects themselves. Many tasks highlighted can be completed by individual homeowners. However, because the professional crews are not as highlighted, some viewers might be mislead about the amount of work they will have to complete on their own. Second, viewer questions and projects are not answered individually. Instead, viewers may send in videos of projects they have completed which may or may not have been inspired by the show. Neither of these aspects are detrimental to the knowledge provided by this program. Hometime has been around for 19 years, it obviously has a format that works for educating viewers about home improvement. Home Again, hosted by Bob Vila, is another classic program that examines craftsmanship in home improvement. Similar to This Old House, which Bob Vila hosted from 1979-1989, this program covers roughly two major projects per season. Parts of the projects are shown in greater detail to showcase craftsmanship and/or technique. The professional crews that complete the large projects are at the forefront and the various specialists are interviewed throughout the show to help explain why they do a tasks a certain way, use this particular material, etc. This show again strives to educate the homeowner and encourage them to think of the possibilities for their home. As quoted from Bob Vila's site, he encourages the homeowner by letting them know, "You CAN build what you want. You CAN revive an older house to suit your personality. You CAN give your family more space. You CAN express your individuality through color and style…as long as you have the knowledge to use what works!" Thus, this show provides both knowledge and encouragement to the homeowner looking for home improvement help. These are only a few examples of the Classic home improvement shows on television. These shows are aimed at educating the viewer in the use of tools, types of materials available and the nitty-gitty facts about how to get some complex tasks done. It would be difficult to cover all the shows here. At the end of this article is included a list of more home improvement television shows and their web sites, take time to check them out and you might find a new favorite! Classic Home Improvement: Web Site Summaries & Links Same order as article. This Old House www.thisoldhouse.com/toh/ This show has been around for 25 years. On the main site you may see current or classic projects where the crew has worked on renovating and building homes inside and out. This show is not about quick fixes and flashy facades. Instead this show details good craftsmanship and the latest materials on the market to renovate a home meant to last. The web site does have web cams of current projects in the making. To check one out click here. Ask This Old House www.thisoldhouse.com/toh/tvprograms/asktoh A fun offshoot of This Old House is Ask This Old House. Although the humor is a bit quirky, there is great information for small home improvements and repairs. The show is great if you can catch it. Like all the other home improvement shows you can use the web site to get more detailed information about certain products or services highlighted in the show. However, if you want to look at the detailed how to information, you will have to subscribe to the magazine. Have a question of your own? You may send a question directly to them online. This question may be answered on the television show or in the magazine. Hometime www.hometime.com This site has project advice, information about the show and a variety of products to help you with all your project needs. Also find lists of vendors and their contact information for materials you see used on the show. The how-to tutorials on the web site are basic, however, they do offer more free information than many of the other home improvement shows. Check out the archives to find past episodes that relate to your own projects. Copies of programs can be bought and usually cover one individual tutorial or the whole series related to construction of one house project. This show is interested in the thorough education of its viewers and avoids quick fixes. However do not expect individual attention to your particular project; this show does illustrate how projects (i.e. tiling a bathroom) are done but does not tackle individual, viewer submitted homes/projects. There is a chance to submit video of your own projects as examples of creative improvements and modeling; to find out more click here. Home Again www.bobvila.com/BVTV/HomeAgain/ This web site provides a summary of each project. Also included are materials used and information to find vendors. A selection of video clips are available online to view segments of the show. These video clips are some of the most thorough and helpful out there on the web. It is a great way to catch bits of the show you missed. The entire project on video is available for purchase as well. Check around to the rest of Bob Vila's site, he showcases other programs he has done such as his Guide to Historic Homes of America on A&E and Restore America on HGTV. Also, his site gives great home improvement information all around and is worth the exploration. Part II: Entertaining Home Improvement Television Entertaining home improvement shows have followed the trend in reality television. They are fast paced and include someone who is real (for lack of better definition); a real homeowner who has asked for help. The projects vary in size from one room or area of the home to the entire house itself. These shows strive to be different from the other shows causing some pretty wild and exciting projects. However, attention to details are not the strong point; in fact some shows are in such a hurry to meet the show deadline that the craftsmanship for the project can suffer. However, these shows do offer splashes of ideas and push viewers to be creative, to keep thinking "outside the box." Extreme Makeover: Home Edition is a great example of entertaining home improvement. In this show the entire home and landscaping is made over. Professional crews have one week to makeover a home for deserving families that really need drastic improvements to their home because of a major life event. The show provides small hints on topics such as how to improve space or what can kind of add-ons can be done on certain homes. Each member of the design team takes the viewer through their area of the home and explains why certain things were done to improve the home. Most of the show covers the design aspect rather then the nitty-gritty of how the space was remodeled, walls taken out, etc. This show entertains the viewers showing them what home improvement can accomplish but it does little to give an actual foundation in any home improvement projects they may encounter. Another extreme makeover style show is Monster House. This show truly aims to push home improvement to the extreme. These homes are changed by a team into stylized theme homes; not theme parks, but pretty close! Those who volunteer to be on the show want a drastic remodel to their boring home. Be careful what you ask for! They get a home based off an interest or passion of theirs. This may include a roman villa retreat, a jurassic find or maybe even treating their dog to the ultimate doghouse! This show doesn't show too much on how too. There are a lot of ideas and you do get to watch some of the challenges the crew faces working on the home and with each other. An added bonus is the teams that work on the house vary. The teams must work together and under the time limit in order to receive prizes of their own. Entertaining to say the least! Home "improvement" is up to the viewer to decide. One of the most popular home improvement shows (and considered one of the reasons there are so many of theses shows today) is Trading Spaces. This show isn't traditional home improvement that learns how to fix plumbing or update wiring in an old home. This show is all about the surface elements. In the show two neighbors agree to renovate one room in the others home. With a limit in budget and time it is a mad dash to make renovations and add stylish design. One guest designer directs the project room for each house. Under their guidance, decorative and improvement features are added to the space. Sometimes there is a larger home improvement project involved, such as new flooring or counter tops. However, there is little detailed guidance to these projects and the neighborly teams just "go for it" as there is more concern for deadlines and looks than craftsmanship built to last. There are good aspects to this show as it has encouraged viewers to try new things and view their living space potential rather than limitations. The entertainment value is definitely there as the before and after on these projects are highly entertaining and the reactions of the homeowners are priceless. Finally, another example of an entertaining home improvement show is While You Where Out. In this program a family member sends a loved one away while they secretly renovate a part of the house for them. Like Trading Spaces, this show is more about design than classic home improvement. However, here the designers really look to please the family rather than shock them. In this way the homeowners really do a get a home improvement to their living space. However, due to budget and time constraints, many projects are done on the surface. Additions to the room that require intensive remodeling can unfortunately be rushed and given rough surface treatment. An extra human element is added to this show when loved ones must answer questions correctly to gain extra features for the redesign. This entertaining show can give viewers ideas but some of the rushed means-to-an-end should be viewed with caution. Entertaining home improvement shows have found a niche on television. They are fast paced and a final project is revealed for viewers in an hour or less. These shows do not illustrate traditional home improvement projects. They often cut corners or do surface fixes that are more concerned with appearance than lasting craftsmanship. Viewers should be careful not to be tricked into the "simplicity" of home improvement projects. However, these programs do offer encouragement to homeowners looking at tackling home improvement projects. In fact, these shows really encourage viewers to consider splashing their personality on the property they own. Homeowners are told not be afraid to try something new and push the conventional ideas they may have of what a home should look like. Q. Our home inspector said that parts of our sidewalk are a potential trip hazard. We think that he is being too picky and splitting hairs. What do think about cracks in sidewalks?

A. Simple cracks in a concrete sidewalk are not necessarily a problem unless they become large enough to catch the heel or toe of a shoe or the tip of a cane. Cracks normally indicate movement in the sidewalk, and are fairly normal. Most sidewalks that are more than 20 years old will have some cracks. On the other hand, upheavals in sections of the sidewalk can be a liability. Concrete sidewalks typically will have expansion joints at regular intervals. These individual sections of concrete can rise or fall as much as three inches in some extreme cases. The most common reason for upheaval is tree roots. The opposite problem is caused by subsidence where the ground beneath the slab sinks. An upheaval of more than one inch can become a dangerous trip hazard, and a liability to you as the home owner. This type of trip hazard is particularly dangerous at night. In my practice, I always explain this to the client, and encourage them to make repairs.

Mold and mildew in older HVAC systems

In South Carolina where the summers are hot and humid, We rely on our air conditioning systems to keep us comfortable and keep the inside of our houses dry and mildew free. A great many homes in this area have what is commonly known as a Gas Pack system with an air conditioning condenser unit on the outside of the house, and a gas furnace and air conditioning evaporator coil in the crawl space under the house. The evaporator coil becomes very cold, and air that passes over it is cooled and looses its moisture in the form of condensation. This process cools and dries the air in your home so that you feel comfortable. In a very humid climate, the amount of condensation can be considerable. This moisture typically drains into a pan under the coil and is then either pumped or drained by gravity out of the crawl space and away from the structure. If the drain line becomes clogged, or the pump fails, or a pipe fitting comes loose, water backs up in the tray and/or drains onto the crawl space floor. Standing water in a dark, hot and humid crawl space is an invitation for mold and mildew to form. Many older HVAC systems are not airtight and allow crawl space air to enter the system, and where the condensation drainage is interrupted, mold and mildew can be pulled into your HVAC system. If, during an inspection, I find a broken, leaking or obstructed drain line, I report it to the home owner with a recommendation to have it repaired. It’s not a bad idea to have an annual heating and air conditioning check up, and to ask the technician to pay careful attention to the drain pan and pipes, and to make sure that the ductwork is in good condition with no splits, holes or gaps. If you suspect mold, contact a certified mold inspector.

Imagine leaving a window open all winter long -- the heat loss, cold drafts and wasted energy! If your home has a folding attic stair, fireplace or clothes dryer, that may be just what is occurring in your home every day. These often overlooked sources of heat loss and air leakage can cause heat to pour out and the cold outside air to rush in -- costing you higher heating bills. Air leaks are the largest source of heating and cooling loss in the home. Air leaks occur through the small cracks around doors, windows, pipes, etc. Most homeowners are well aware of the benefits caulk and weatherstripping provide to minimize heat loss and cold drafts. But what can you do about the four largest “holes” in your home -- the folding attic stair, the whole house fan, the fireplace and the clothes dryer? Here are some tips and techniques that can easily, quickly and inexpensively seal and insulate these holes. Attic Stairs When attic stairs are installed, a large hole (approximately 10 square feet) is created in your ceiling. The ceiling and insulation that were there have to be removed, leaving only a thin, unsealed, sheet of plywood. Your attic space is ventilated directly to the outdoors. In the winter, the attic space can be very cold, and in the summer it can be very hot. And what is separating your conditioned house from your unconditioned attic? That thin sheet of plywood. Often a gap can be observed around the perimeter of the door. Try this yourself: at night, turn on the attic light and shut the attic stairway door -- do you see any light coming through? These are gaps add up to a large opening where your heated/cooled air leaks out 24 hours a day. This is like leaving a window open all year round. An easy, low-cost solution to this problem is to add an attic stair cover. An attic stair cover provides an air seal, reducing the air leaks. Add the desired amount of insulation over the cover to restore the insulation removed from the ceiling. Whole House Fans Much like attic stairs above, when whole house fans are installed, a large hole (up to 16 square feet or larger) is created in your ceiling. The ceiling and insulation that were there have to be removed, leaving only leaky ceiling shutter between the house and the outdoors. An easy, low-cost solution to this problem is to add a whole house fan cover. Installed from the attic side, the whole house fan cover is invisible. Cover the fan to reduce heating and air-conditioning loss, remove it when use of the fan is desired. If attic access is inconvenient, a ceiling shutter cover is another option for reducing heat loss through the ceiling shutter. Made from R-8, textured, thin, white flexible insulation, and installed from the house side over the ceiling shutter with Velcro, a whole house fan shutter cover is easily installed and removed. Fireplaces Sixty-five percent, or approximately 100 million homes in North America are constructed with wood or gas burning fireplaces. Unfortunately there are negative side effects that the fireplace brings to a home especially during the winter home-heating season. Fireplaces are energy losers. Researchers have studied this to determine the amount of heat loss through an unlit fireplace, and the results are amazing. One recent research study showed that an open damper on an unlit fireplace in a well-insulated house can raise overall heating-energy consumption by 30 percent. This is truly a remarkable statistic! A recent study showed that for many consumers, their heating bills may be more than $500 higher per winter due to the air leakage and wasted energy caused by fireplaces. Why does a home with a fireplace have higher heating bills? It is simple - hot air rises. Your heated air leaks out any exit it can find, and when your heated air is drawn out of your home, cold outside air is drawn in to make up for it. The fireplace is like a giant straw sucking the heated air from your house! An easy, low-cost solution to this problem is to install a fireplace draftstopper. Available from Battic Door, a company known for their energy conservation products, a fireplace draftstopper is an inflatable pillow that is installed into the fireplace below the damper. As the pillow is inflated, it seals the damper, eliminating any air leaks and heat loss. Other benefits include the reduction of downdrafts, toxins, odors, pollutants, and noise. The pillow is removed whenever the fireplace is used, then reinserted after. Completely reusable and available in two sizes to fit any masonry or zero-clearance fireplace, the draftstopper can pay for itself in less than a month! Clothes Dryer Exhaust Ducts In many homes, the room with the clothes dryer is the coldest room in the house. Your clothes dryer is connected to an exhaust duct that is open to the outdoors. In the winter, cold air leaks in through the duct, through your dryer and into your house. Dryer vents use a sheet-metal flapper to try to reduce this air leakage. This is very primitive technology that does not provide a positive seal to stop the air leakage. Compounding the problem is that over time, lint clogs the flapper valve causing it to stay open, or a cold breeze can blow the flapper open, allowing frigid air right to come right into the house. An easy, low-cost solution to this problem is to add a dryer vent seal. This low-cost, easily installed vent is mounted on the outside of your house, and reduces unwanted air infiltration, and keeps out pests, bees and rodents as well. The vent will remain closed unless the dryer is in use. When the dryer is in use, a floating shuttle rises to allow warm air, lint and moisture to escape. If your home has a folding attic stair, a whole house fan, a fireplace, and/or a clothes dryer, you can easily, quickly and inexpensively seal and insulate these holes. 1. Order a home inspection soon after your purchase offer has been accepted. Real estate contracts typically allow a limited number of days to complete a home inspection (and then to request repairs, if applicable). 

2. Reputation is important. Choose a home inspector who is known for competence and professionalism — a referral from your lender or realtor is a good place to start. Make sure the inspector you select has access to ongoing technical support and offers you post-inspection advice, if needed.

3. If the home has been vacant, ask the seller to have all utilities turned on during the home inspection. Failure to do so may require a second trip to the home and may involve additional fees. To properly evaluate the home, an inspector must be able to operate all systems.

 4. If your inspector recommends a further evaluation, have a specialist in that area conduct a more extensive examination prior to closing.

5. Be sure you understand all conditions identified in the inspection report and reported defects/and or areas of concern have been resolved to your satisfaction before closing. 6. Your inspector can arrange for other services such as radon screening, termite inspection, water analyses, lead-based paint testing and septic/well system evaluation. Take advantage of your inspector’s contacts when necessary to further minimize unexpected after-sale problems or hazards in your new home.
